Raising the rent and adjusting the contract
I have a tenant who is now transitioning into long-term from a mid-term renter. I'd like to raise the rent but I'm not sure how I go about making amendments or addendums to the contract. I'd like to raise the rent because their utility usage has become costly.

Not sure on CA laws, but for us in PA-
Check your current lease for any rent adjustment clauses. Research local landlord-tenant laws for raising rent guidelines. Communicate the reasons to your tenant transparently. If both agree, draft a lease addendum detailing the new terms and get it signed by both parties. Always keep records.
