I’d like to refinance out of 3.5fha and cash out after the 6month mark. I’ve added solar panels to increase the value of the home along with flooring and cosmetic renovations. 

Have you guys seen large jumps in value after adding solar panels?

Is landscaping a factor when it comes to appraisal?


We got the home for 270k and comparable homes in the area range from 330k-350k.

Tile has been great for us. The floor always remains shiny and there is never any residual stain or smell after pee or poop. We were able to find a cheap labor handy-man so we went with the more expensive tile. 

I have a tenant who is now transitioning into long-term from a mid-term renter. I'd like to raise the rent but I'm not sure how I go about making amendments or addendums to the contract. I'd like to raise the rent because their utility usage has become costly. 

Besides a heloc, what other unorthodox ways have you been able to front money or finance a renovation or adu?

Like @Chris Seveney said, the private money interest rates are in the 12%+ range right now. 

Once the work is complete, you can typically immediately get a refinance on the property and use that money to pay back the lienholder(s).

 What are some typically requested loan amounts? What if we have a situation where when we refinance, the cash out is not enough to pay the lender within the 12month time frame. Whats a recommended strategy in that scenario?

We have a home in texas that i dont see appreciating that much over a year but the cash flow is good so far.

I'd like to borrow money from a family member or friend to put down on another investment home. I want to borrow from people who have large retirement funds and want to grow their money. 

What methods have you guys used to have your potential private lender buy in to your plans for investment?

How do you guys offer repayment and under what time frame? 5% interest over x amount of years?

Looking for a property manager for a 5bed 2.5bathroom home in Converse, TX. I'm leaning more towards short-term/mid-term rentals as a priority and long term rentals as a last resort.  Thank you.
