Selling Rental

I purchased a home with the tenant from H*** already occupying it. She was given notice that the rent would be going up in January and has given me more grief ever since. I've been wanting to sell it and she has expressed an interest in buying it, but I know she won't qualify for a mortgage. I'm giving her the opportunity to purchase before listing with a realtor. Knowing that she won't qualify what is the best approach to get her to move so that the house is vacant for potential buyers? She is on a month to month lease.
