Hi Sharon, I much appreciate you replying.

Well after this little adventure I've decided to take matters into my own hands by taking on landlord responsibilities myself, after dealing with the PM for a year I never saw the value in their service, and so the move is long over due.

Agreed, PM should not be surprised....
