Another reason to do quaterly inspections

Saw this in the local news.

Large MJ grow operation in rental

Couple of thoughts

1) Applicants supplied their own background checks. - Never allow this. You stay in control and do the checks. I'm sure they were forgeries.

2) Lease should prevent modifications to the property. Legality of MJ aside, had an inspection of the property been done and the prospects knew that was going to happen it might have headed this off at the pass.

3) No Jan rent and just now (Jan 16th) finding out about the issue. Should have known with no rent on the 1st and at the latest been in the property on the 3rd.

4) Clean it up and re-rent. Standing around talking to the news when it should have been rent ready by now.

Anyone else hear or see things the LL could have or should do to avoid or mitigate this?
