Is a new lease needed ,why, why not

Hello all, Do I need  a new lease or can I stay using the long term lease previously signed for month to month 

Back ground : House hack BRRR

Long term lease is ending soon "SEP 23" lease states upon end date  

I am not currently raising the rent as I am already on the top end of rent comps.
