Tenants not responding to inspection repairs and maintenance

Hello,

My tenants moved out 2 months early and requested that I help them to look for a take over for the remaining lease terms.  I have been sending them requests via text and emails to fix the dented garage panel, patch huge screws on the wall, and prune trees (this item was written in the agreement).  Knowing now that I found new tenants who will take over their lease and I would be relief them from paying last month rent, they stopped communicating to me.

What would be my best course of actions at this point? Do I send them notices to perform or proceed with arranging for repairs and deduct their deposits?  


I would appreciate any advice!
