Aloha! Thank you, Richard! Regarding the dented garage, the bottom two panels are dented, but the entire door must be placed as the manufacturer no longer produce the same product. Also my HOA requires replacement as they want to maintain curb appeal. Am I allowed to charge the full replacement amount? Or do I need to follow some kind of methodology?

Quote from @Richard F.:

Aloha,

Since they already vacated and have ghosted you, just have the repairs handled and deduct. Be sure you have your pre-move in photos and condition form as well as move out photos and actual receipts for the repairs.

Hello,

My tenants moved out 2 months early and requested that I help them to look for a take over for the remaining lease terms.  I have been sending them requests via text and emails to fix the dented garage panel, patch huge screws on the wall, and prune trees (this item was written in the agreement).  Knowing now that I found new tenants who will take over their lease and I would be relief them from paying last month rent, they stopped communicating to me.

What would be my best course of actions at this point? Do I send them notices to perform or proceed with arranging for repairs and deduct their deposits?

I would appreciate any advice!

Thank you, Nathan and Chris.   I did some research online, sent out the lease termination notice, and have returned the initial deposited money.  He is actually an executive so I didn’t think could run into this kinda thing.  I was in communications with him that he needs to send past due funds by yesterday.   He disregarded my requests and the deadline.  I took this as a red flags.  I just didn’t think he can be a responsible and respectful tenant.

I will be sure to collect all funds prior to executing the contract.

Hello

My tenant did not pay the balance of move-in costs by the due date after the contract execution.  Several unsuccessful attempts have been made to request payments and have received multiple excuses (could not find the checkbook or could not send electronic payment).  The tenants have not moved in.

At this point I just want to void this contract and move on.  How do I go about voiding the contract?  When can I offer the rental to the next applicant?

Thank you.
