Gautam Venkatesan, thanks for your quick response. I do have some provisions in the lease that would cover me if I was trying to collect the remaining months rent. However, Michael Brady is correct, I am fine with them leaving early and don't want to have something come back and bite me later on. Kyle J. thanks for the advice. I am also curious about showing the property before I do renovations, mainly to the bathroom. Its current state is not very appealing, would you show the property and inform potential tenants that renovations are going to be made, or would you wait until that renovations are finished and then show the property?

I currently have tenants who came to me and asked if they could break their 1 year lease early. I do not mind because they have been in the house since I bought it over a year ago and I would like to do some renovations and raise the rent. I am wondering what type of paperwork I should have them sign, so that I am covered. Thanks for any info.
