management company and placing a tenant question
Hello all!
I have a management company managing a single-story home. They placed a tenant in Jan 2023 and the tenant stopped paying May 2023 and the eviction process has been started. I asked an agent from the company if they could waive the fee for placing another tenant and she said if she had made the commission that she would have refunded it to me. She said the tenant had been living between 2 cities, was self-employed, and wasn't a great choice.
I emailed the owner of the company and requested she not charge me for placing another tenant, given the circumstances. She wouldn't agree to waive the fee to place someone else.
I was wondering if there is a general consensus in this situation? THanks?

It depends on what your PM Agreement says. As a professional, I will not charge a second leasing fee if the first tenant didn't work out. But if your agreement has no such provision, then you're stuck.
You may want to have a talk with the Owner and express your disappointment. If they charge for placing a Tenant, they need to back up their work. If they don't, then there's no incentive for them to place a good renter.
