Early Termination - Clause not in contract ?!

Hello great people!!

I have an interesting question, my friend is renting a house, and wants to break his 2 year contract (9 months left).

There’s no clause for early termination whatsoever in the contract, is there a default law when this happens? He lives in DFW.

Knowing that Texas is landlord friendly state so Im curious to know!
