Hello great people!!

I have an interesting question, my friend is renting a house, and wants to break his 2 year contract (9 months left).

There’s no clause for early termination whatsoever in the contract, is there a default law when this happens? He lives in DFW.

Knowing that Texas is landlord friendly state so Im curious to know!

I am looking for a CPA who's familiar with HouseHacking (SFH) preferably around Dallas, Texas (DFW) area.

I specifically removed this Clause from the contract. I don't want to be renewed automatically unless it's agreed upon the new lease.

This situation for me is very sensitive as I live with my wife along with the tenants in the same house, sharing kitchen, safety wise..

The notice to check if they want to renew was a simple "text" 38 Days before the end of lease. Does it count as a legal notice? Am I required by law to ask the tenant by a certain date?
Also, it's a 6 months lease contract.

Dear my wonderful BP Family,

My wife and I are Househacking in Carrollton, TX a 4x2 single family home. Renting by the room. The situation is as following, the Tenant's lease ends on Oct 31st 2021.

I sent out a Lease renewal asking if they would like to renew, 38 days before the lease ends, it's been over 2 weeks and they only "verbally" said yes they want to renew, but havent responded to any of my texts for the past 2 weeks. ( I only sent 3 texts).

I provided a deadline for make up their decision (Oct 8th) in that text, That was sent Sept 24th.

Today, Oct 8th, I texted for AN URGENT reminder, put a note under the door reminding them that today is the last day to "decide". No response or anything yet, I've been kept in the dark.

What should I do in my case? I reviewed the contract and unfortunately I didnt find any clause that states a deadline for their renewal decision or that it will convert month to month after, is it by default? 

How should I go about this? I'm really anxious at this point.

Yes I’m planning on getting owner occupied loan, I would save for the down payment, but the 203k would work right?

Hello fellow dreamers and achievers!!

I have a quick question, I’m curious how easy/hard is to get my second mortgage?

I already got my first property this year and HouseHacking it currently, got a conventional loan, I’m planning to get a second one soon to househack as well.

If you’re a fellow househacker, What type of loan is best to be used? What was your experience?

Is it hard to get a 203k for the second property?

There are a couple of places that I trust, but there are also a lot of scammy pump and dump type channels as well. It's a bit of the wild west. Start with the Bitcoin White Paper by Satoshi Nakamoto. It's the holy grail of blockchain. Try to understand the problem Bitcoin was trying to solve and how it solves it. It's a beautiful thing! 

I like DAN teaches crypto. Rob is a cool guy and his website has a helpful free course. Ivan on Tech can be helpful, but I would be careful with any "advice" on altcoins from any of these folks until you learn the basics. I think the space can be easily manipulated by Youtubers "suggesting" this or that coin to pump the price up and then they dump. Anyway, it's a start. Be very careful, but it's a great space for high returns right now. High risk = high reward

@Trudy Pachon any suggestions for the NFTs I really want to get some knowledge about this subject. I've been reading about it for a while, got me some Decentraland tokens some while back (coolest virtual Real Estate I've seen so far), but need more formal education on it.

Hello All,

I am currently a Real Estate (beginner) and crypto investor, been studying the field for some time now, STILL learning a lot every single day. The depth of it is insane! There is a HUGE difference between blockchain and "BTC" as mentioned above.

Blockchain in simple words, is a method by which data (including coins) are transferred from one person to another, with holding the transaction's anonymity, a LOT quicker and faster way as well. FYI; its already been deployed in some healthcare systems, where the Doctor send the patient's data and information WITHOUT any marketing entity or any other spoofing on it.

When we talk about the cryptocurrencies, including BTC,ETH ...etc., yes they fluctuate in value, BUT there are stable coins where the value is STABLE and can be a great way to trasnfer value ($$$) from buyer to seller.

And yes, Cryptocurrencies use blockchain technology for the transactions.

Blockchain technology can eventually be used in Real Estate to skip SO MANY wait "hurdles" and to close a LOT FASTER (as fast as minutes).
