First time going to rent out the property what are the most important things I should have in the contract for tenants ?

There are literally two dozen things that would be considered "must have" in any lease. Too many to list.

Biggerpockets sells a Lease Agreement Package under "TOOLS" at the top of your screen. $100 for a lease and several other documents, written by investors and attorney approved for your state. It's better than what you'll get from most attorneys and what you'll find on the internet, and it's completely editable so you can change it over time if needed.
