Lately, I have seen a lot of landlords not providing dishwashers and garbage disposal in rental properties

Renting out properties first time should I put in my lease if the plumbing gets clogged again and again tenant not cleaning or miss uses should I charge fee for if tenant not cleaning and keep send plumber out first time warning but after that there will fee and who will be responsible for plumber bill

Should i be landlord for section 8 tenant What are pro's & cons in Baltimore County Maryland

First time going to rent out the property what are the most important things I should have in the contract for tenants ?

Is it must provide laundry and a dryer machine for tenants or let them buy their own ?

Bought property under LLC in full cash now I'm trying to refinance it gonna do the BRRRR process but talked with the mortgage broker they say they can't refinance under LLC

Can someone please help what I can do don't want change llc to put in personal name pay all fees again

I have been remodeling and flipping houses in Maryland Baltimore county last 4 years last year i have decided to hold my property and start renting them out and do BRRR but covid happen now im just so confused about two-properties I have now should i sell or rent whoever I talk with now they all tell me horrible stories and problems they are having with tenants they not getting any rent court system is all backed up they can't eviction anyone by law everything the bad story so someone can help let me know what is the best rite now these days to come thanks
