Renting to individual seeking employment

Hi All,

I working with a property manager for renting out my first-ever property. One of the applicants who is interested will be moving to find a job and has a guarantor (her family) on the lease. I initially said no to this but they are willing to pay 6 months' rent upfront. What are your thoughts on this?

I would sign a 6 month lease with them.
