@Randall Alan Ah yes, I failed to mention that the security deposit is 2 months rent. Thanks for your input. So 2 months security deposit, 6 months rent upfront and also a guarantor that meets 3x rent requirement. Thats why I am considering it :)

Hi All,

I working with a property manager for renting out my first-ever property. One of the applicants who is interested will be moving to find a job and has a guarantor (her family) on the lease. I initially said no to this but they are willing to pay 6 months' rent upfront. What are your thoughts on this?
