The point is to provide some insight into the development space for anyone interested. 

I also love BBQing steak. That would be a great post for a BBQing community. In that community, you may have some up & comers interested in the BBQing game, and they may come to you for questions.


My response was meant to point out that you wrote an incredibly general, useless post that contained nothing of value.  Perhaps if you wrote something substantive or helpful or contained any specific information it could be considered useful.

Similarly, my comment about bbqs was meant to highlight the point - it was a general statement that everyone can nod their heads about, but provides no value in this forum.

 Uh, why would someone's landlord be sued?  I don't hear about too many landlords being sued when a tenant commits a crime.

Check your state and local laws.  
Also, treat others how you would want/expect to be treated - that is my philosophy.

I pay about $1500 to an accountant to do all the tax prep/filings for an LLC with a few properties.  (Same accountant does three of my LLCs - each for about that amount)

I guess I am not a seasoned investor...  I do care about the interest rate at which I borrow money.  Can someone explain to me why I should not care about interest rates?

As an unseasoned investor - I look for properties that can have a reasonable exit strategy, expected net profit when I exit, easy to rent, not a significant management headache, etc. 

My criteria is pretty simple - with 10 to 20 percent down, can I manage the property and not lose money and will there be reasonable (or better) appreciation over the next 5 to 20 years?  Are there ways to improve profitability or add value to the property beyond its current use?

Whole books have been written on the types of investments one could/should look for.  What you ask is an unbelievably general question and not likely to be fruitful as so many people have interests in different asset classes, etc.

Did you investigate market rents for comps?  Don't rely on an appraisal.
