Tenant Refuses to Receive 30-day Notice

Rhonda Nelson
Posted

Tenant's lease terms/ends in 35 days but they refuse to sign for the certified 30-day notice to vacate property which was sent certified mail and overnight.  If they "don't receive the 30-day notice" from the landlord the lease may allow them a month-to-month tenancy at the conclusion of the lease.  Can they claim they never received notice if they refuse to sign for documents that were sent to them?

Replied

You also keep the returned certified letter as proof you sent it. Don't open it.
