Certified Mail (30 day notice) not received
I have inherited tenants which I’m trying to get rid of so I can house-hack with a different strategy but the lease seems to require giving notice via certified mail. As I expected, neither tenant has been home to sign for USPS and it’s cutting in to the 30 days. I’ve gotten conflicting advise as to wether or not I should send the tenants an email telling them I’m attempting to send them notice. Some people have mentioned that if they know it’s a notice they can just never sign for it and then claim they never got the notice. I’m unsure as to wether or not to tell them. For starters, it's an up down duplex and there is a building front door so they may not even hear the knock if they are home. And if I did, would I have to extend the 30 days from when they become aware and resend certified mail?
For reference the lease says "NOTICE. Any notice required or permitted under this Lease or under state law shall be deemed sufficiently given or served if sent by United States certified mail, return receipt requested, addressed as follows:"

Find a experienced eviction attorney. Have him write the notice to vacate and have his office serve it for you. $200??. Tenants will know you mean business. Money well spent if you have to go further.
