My options are: 1) the tenant pays me everything, then I pay the agent (in which case my revenue and expenses go up for the year), or 2) the tenant pays me and the agent (so that I never see the money that goes to the agent). I'm asking about the tax repercussions of doing either. Are you saying that I should go with option 1?

Should I have my new Tenant pay me, then I pay the Agent who found them their cut, or should I just have the Tenant pay the Agent? I understand that you will not be giving Financial Advice, I am just looking for the tax repercussions of higher revenue and expenses. Thank you.
