Feuding Tenants, What to do?

I have Unit 2, living there for 5 yrs, and never a complaint. But NOW I have a new tenant in Unit 3 and she has EXCESSIVE amounts of complaints IE noise, fearing for her life bc they talk about guns, they cuss, just ridiculous complaints and nonstop. 

Both of their leases are up in the spring. But in the interim - neither are going against the lease or law in terms of noise (quiet hours are obeyed) but I'm sick and tired of mediating and they both just complain with copious emails and texts. 

What have any of you done before to remedy a situation like this?

It's not a landlord's place to be a community mediator. Tell them to stop bothering you and get yourself out of the middle of what could be a huge mess. What if one of them pulls a gun and shoots the other? Do you want to be hauled down to the police station and be questioned about all of your comments and suggestions....?
