I have Unit 2, living there for 5 yrs, and never a complaint. But NOW I have a new tenant in Unit 3 and she has EXCESSIVE amounts of complaints IE noise, fearing for her life bc they talk about guns, they cuss, just ridiculous complaints and nonstop. 

Both of their leases are up in the spring. But in the interim - neither are going against the lease or law in terms of noise (quiet hours are obeyed) but I'm sick and tired of mediating and they both just complain with copious emails and texts. 

What have any of you done before to remedy a situation like this? 

I own a B- , or even C class apt complex. Our rents are the lowest and most affordable in our area. The common area is currently not landscaped. It's just a bunch of weeds. I planted 5 trees.....but my question is, should I put 2K into getting grass to grow there again, or put down rocks maybe? What do tenants want? When I rented, I didn't really care what my apt. front yard looked like, but maybe that's just me? 

I think putting some money back into the front yard/common area will help keep the grounds nicer (ie keep people from trashing it) but, I'm also very aware that my tenants live VERY month to month and would rather not see an increase in rent over the long term. 

Thoughts? 

Tenant put a couch in the dumpster - and resulted in an additional $150.00 fee from my waste company. Do I charge them or take out of deposit? How would you go about handling this? 

Has anyone worked with tenants like this? Pro's and con's? Things to look out for?

Renter wants to plant flowers/garden asking to deduct rent for it. Or just plant a garden and build an area to garden in general. But - here's the thing - the back part of our apt complex is divided so each person has a little area to themselves. The front area is open, there is no grass but I would consider a "common area". I was going to plant some trees this summer to make it look nicer....so how should I respond to this tenant? Say hell ya make it nicer, but no I can't deduct rent? What have you guys done in the past? 

Also - had another tenant plant a tree without asking....weird or not weird? Thoughts? Any rules anyone has implemented?

I have 5 tenants that never call, and pays rent on time. But I have 2 tenants that are a headache. One is a pain to get rent from, and the second pays on time every month, but man oh man is her apt. disgusting. I inherited a bunch of leases when I bought a 6 plex, so I'm just in for the ride until their up! :P (oh but the income is really really good) :P

We closed on a property and inherited the leases (that aren't up for the next 4 months - a year). In doing my initial walkthroughs I noticed each unit was kept really well and tidy, asides from one unit (Lease is up in May). This tenant has leased the unit for 2-3 yrs, her mother lives down the street, and until she inherits that home, then she says she loves living in our apartment complex and has no plan to leave. So, I have a great long term tenant, that pays on time, and that gets along with all of our other tenants, BUT there is a crazy amount of grease on the kitchen walls, the place looks like it hasn't been cleaned in a year, etc. 

Should I just draft a new lease in a few months stating the condition of the apartment needs to be in "x,y,z shape" and/or talk to her about it? How concerned about this should I be? Any words, terminology anyone has to suggest would be great!

Awesome thanks! Turns out my tenant's son was evicted (subleasing illegally). I had my tenant sign an addendum to the lease stating that he owed $300 for the extra tenants and stated the date in which they needed to move out by or he would be violating his lease. Thank you for all the input!

My tenant signed a lease stating only 2 will reside in the 2BD/1BA unit and Guests are allowed for only 5 days per month unless they have written permission from the landlord. What do I charge them in the event the extra three people (2 adults, 1 baby) stay for longer than 5 days? Should I cap it at a 30 day stay? What has anyone else done in the past?
