I have 2 addendums that I am adding to the lease. Tell me what you think?

SECURITY ALARM ADDENDUM

The security alarm on premises is not activated or maintained by the landlord. The tenant may decide to activate the security alarm by contacting:

(xxxxxxx)

If the tenant activates the security alarm, the tenant acknowledges the landlord is in no way responsible for its operation/function/maintenance. The tenant will also provide the landlord/manager/maintenance man the alarm code for the security alarm.

If the tenant does not activate the security alarm, the tenant understands that the security alarm and all of its components are to remain in the unit and not to be tampered with or removed from the walls/ceiling/etc.

ADDITIONAL APPLIANCES ADDENDUM

Any additional appliances on premises (such as washing machine, dryer, microwave, etc) are provided as is for the tenant's use. Minor repairs may be made at the landlord's discretion. If the additional appliances cannot be fixed or landlord elects not to make the repairs, the landlord is not responsible for providing a new version of the additional appliance.

For appliances you should include make, model, color and serial number. A landlord mentioned that once his newer appliances were swapped for beat up ones when the tenant moved. Getting a photo of the serial number plate is a good idea too.
