Hope to avoid eviction in Florida

I recently purchased a tenant occupied property. The tenant has not paid rent. I would like to avoid an eviction. If you release the tenant from their lease agreement with no penalty, do you have the person sign some type of documentation stating they agree to terminate the lease?
