I recently purchased a tenant occupied property. The tenant has not paid rent. I would like to avoid an eviction. If you release the tenant from their lease agreement with no penalty, do you have the person sign some type of documentation stating they agree to terminate the lease?

 I’m not “worried” about the $700. I simply wanted to know if there were any other options. 

I’m purchasing my first investment property. The seller agreed to $6000 cash credit for repairs,  but now the lender is stating that the maximum credit allowed is 2% for an investment property. How can the seller compensate me for the difference of $700?

I’m purchasing my first investment property. I will be inheriting a tenant. The lease ends July 2023. I know the security deposit should be transferred at closing. Do I introduce myself immediately after closing? What else should I know?
