Motivation for rental investment vs day job

I find myself so passionate about real estate investments- including analyzing deals, building team, finding tenants, wealth building etc. Its so motivating that I can spend hours reading , listening to podcasts and find solutions to problems, which I can’t do in any other domains/fields outside of real estate. I find it difficult to get this motivation in my day job. I have only two buy and hold rentals currently so not really a lot of passive income to switch to full time real estate but just enjoying the debt pay off and appreciation. Also, W2 jobs are helping me get down payment on my next. Is this normal? Any advise on scaling this so that I don’t be dependent on job anymore and can work on something that I’m passionate about?

@Ryan Bird congrats on your accomplishments. REI can be very fulfilling and that's why we are here. Have you located local REI groups where you are located? You will find lots of like minded folks there and an opportunity to get known as a valuable and knowledgeable team member. Unless you are born to great wealth, and most of us are not, you need to find a group who has the money but needs critical skills to scale. I'm sure you have already thought about this; just trying to help.

As far as your workplace is concerned keep your REI ambitions to yourself, it is exceedingly rare anything good comes from telling your buddies, or boss, you are a LL who wants to broaden your reach. Instead deepen your skills at work, take courses or OJT to qualify yourself for better assignments and more pay. Most of us have had to balance work and investing, it is a slow process. Be ready when opportunity comes along, or it will pass you by. All the best!
