CA. Rent rules with No Lease

We are trying to sell my mother-in-law‘s duplex in Camarillo California she is recently widowed and needs the money for her retirement. Her son and wife live in the back unit there is no lease as they were living there for years with a substantial family discount. So we offered them 20k to move but they refuse to move, what are our options can we give them a 60 day notice to move? Or can we remodel the unit? which it does need work. Also her grandson just moved out of front unit so it’s vacant. Yes it’s a mess!

I agree with Bjorn. It's worth hiring an attorney to do this right the first time instead of opening yourself up to a long, hard, expensive road.
