Hi Lydia, seller is a friend and client of mine his partner on the investment wants out of so selling for below market value for quick cash sale. its already remodeled so their is no ARV to be estimated here. Market value is about 400k per my RE broker who sent me a RPR. But you are right this is not a quick money maker its a buy and hold investment for the longterm. Thanks for the advice.

 Hi Dan, Im here in Austin. Are you direct to the seller? All you have to do is sign a purchase agreement with the seller like normal but instead of closing on it you assign it to someone else instead. Super simple. What part of town is it in? I buy in Austin

No I know the seller he owns the property and I am helping him find the end buyer for a fee.

We are trying to sell my mother-in-law‘s duplex in Camarillo California she is recently widowed and needs the money for her retirement. Her son and wife live in the back unit there is no lease as they were living there for years with a substantial family discount. So we offered them 20k to move but they refuse to move, what are our options can we give them a 60 day notice to move? Or can we remodel the unit? which it does need work. Also her grandson just moved out of front unit so it’s vacant. Yes it’s a mess!

I am looking in Sun valley Idaho, Whitefish Montana and Mammoth for a VR condo. Goal is to rent it out 120-140 days per year and use it myself 3-4 weeks per year. I would self manage but live in SoCal so Mammoth might be easier but prefer Sun Valley. Any advice in these areas? My budget is 300k for the purchase price.
