Buying occupied homes

Hello this is my first time ever buying a home thats being occupied i paid cash on zillow and got a warranty deed long story short there was a divorce and the husband refuses to leave with other occupants inside and now im having doubts How can i protect myself from who ever is occupying the property if they decide to vandalize the property or even worse a fire or all i can do is file a eviction notice and hope everything turns out ok because i currently have no insurance on the home.
