Billboards on Property?

I would be interested to hear who has put billboards on their property. I have a Commercial property on a corner of US Route 1 in Connecticut. It has a footprint of about 18' wide and 30' length. There is a Stop Light right in front of the building. Another plus is that its an area where it goes from two lanes down to one. The ADT - Average Daily Traffic numbers in the 20,000 to 22,000.

My initial questions are:

Who did you approach? The major billboard companies?
Feasibility Studies? Town Ordinances?
Has it been worth the extra income?
