New at this and Questions on what cost falls on the Renter.

Hello,

I live up New England and have the opportunity to buy a rental (a house) in Cape Coral, FL.  My question is, Does the Renter pay for the water treatment material like salt and conditioners, or should I supply that?  Should I have someone take care of the water filtration or leave it to the renter?  Also if there is anything else I should consider or expect for other expenses in this area.  I'm new and all information is appreciated.

    Generally, you maintain the systems and the Tenant is responsible for any consumables. You repair/replace the furnace, but the tenant replaces the air filter. You provide the light fixtures, but the tenant replaces the bulbs. You provide running water and a water softener, but the Tenant provides salt and conditioners.
