Quote from @JASON V.:

I would recommend you get a service (they're pretty cheap) to do your salt etc., so your equipment doesn't get damaged from the tenant not doing it. It's not necessary, but seeing as you're remote probably worth it. Or if your property management team is good enough, have them at least check it often enough to make sure the tenant is staying on top of it.

Only other thing out of the ordinary for Cape is assessments for when they bring city water and sewer through. You might want to budget for that, ultimately you'll get a 20-30k ish bill to pay.(it can be spread over many years, but if you're tight on cash flow it could eat into that)

That's interesting.  So it's not not a monthly bill for water and sewage?

Thank you for that.  Would you use a handyperson service or is there other services to take care of this?  I agree, I would rather know it's getting taken care of then leave it up to the tenant.

Hello,

I live up New England and have the opportunity to buy a rental (a house) in Cape Coral, FL.  My question is, Does the Renter pay for the water treatment material like salt and conditioners, or should I supply that?  Should I have someone take care of the water filtration or leave it to the renter?  Also if there is anything else I should consider or expect for other expenses in this area.  I'm new and all information is appreciated.

Thanks

Mike

Quote from @Peter Davis:

Hi Greg,

Much of the data you seek can be found in an online search and you'll also find many news stories about the area, and Cape Coral in particular. The hot housing market has generated a lot of interest and coverage that will fill in the gaps with anecdotal information too. My brokerage's research department puts out a monthly market report for Southwest Florida including Cape Coral, Fort Myers, Fort Myers Beach, Sanibel and Captiva Islands, Bonita Springs / Estero, Naples and Marco Island. I can email it to you if you'd like to receive it.

Hi Peter, Could I receive your report as well.  Currently in negotiations with a property in Cape Coral FL.  Thanks,

Mike Williams
