Tenants split, one wants off lease

Couple splitting up, one wants off lease, the other wants to stay. I don't particularly care except that it affects the financial basis under which the unit was leased to them for. Both have similar, if not equal incomes, the one staying has two early teen kids.

My thoughts are that the lease is a business contract not only between the tenants and the landlord, but also between the tenants themselves with its shared obligation to pay the rent and maintain the property.

What else should I be concerned with? Under what conditions should a party be let out of lease?
