Tenant's Guest Issues

Hey guys,

We have a unit that's single occupancy. Month to month. The tenant gave out his keys during the 2nd week before moving in. Pretends it was the cleaning lady. It's his gf.


She seems to have moved herself in since Feb. And have been sneaking out early morning/late night.

We hear her when he's at work. We live downstairs and he's made no attempt to be transparent.


Are there any rules for tenant guests in MA, and what happens if they are serious or decide to have kids (in an old house)?

Talk to him and tell him that while his girlfriend may be doing the cleaning, clearly she's living there and that is not acceptable as per the terms of the lease.  You can then either screen her and modify the contract or give him notice to move.
