This is my first experience with a tenant who has not paid and will likely not be paying. Her lease is up 3/31/2022, but I agreed to let her end it one month early as she was struggling financially and was moving in with a family member. She has not paid January and February rent after many communications saying she would. She left the apartment with carpet that has to be replaced (holes from her dog) and furniture she did not move out. She left it thinking it was doing me some favor (but just more work). With her late fees, she owes me $1400. I do not know her new address. What are my options in trying to get payment? This property is located in Northern Kentucky.

Thank you for the encouragement! I think my struggle is how to bake that into all of my numbers when trying to determine if something is a good deal. Did you have a contractor bid jobs prior to purchasing a property or just made estimates using your own research? I know it gets easier as you get more experience, but this initial jump is hard!

My husband and I are looking for our first investment property in the Northern Kentucky/Cincinnati area. We both work full time and have 2 small kids. I was looking for feedback in using the BRRRR strategy, successfully, when contracting out the Rehab piece. Is it possible to have positive cash flow and appreciate decently by doing this? I know a lot of money is saved by doing the rehab yourself, but it's just not something we are able to do at this time.

Hi! I've looked at 3 properties this week and have one I'm interested in putting an offer in. I'm linking my BP calculations in hopes that you can see it. https://www.biggerpockets.com/... This would be my first investment property, so of course I'm nervous if this is worth my time or I should look for something else. It is a duplex that has already been updated. My analysis says it will produce $358 in monthly cash flow. The CoC is 8.82% and NOI $11,304. Any input is greatly appreciated!
