Thanks @Stephen Doyon and @K. Marie Poe. The fireplace used to have a wood stove, we removed due to constant maintenance requirements, didn't realized it has no dampers. Rent is $1100.

Hi BPs,

My tenant said there is cold air coming in from the fireplace on and old property. Contractor found that the fireplace damper somehow was removed (bummer). He said it's too costly to reinstall this and suggest to install a similar damper at the chimney cap with a long chain. Total cost is $450. Is this reasonable? Location in TN.

Going to ask lender to prepare a simple one page letter stating loan in good standing to get this over with.

I agree with your points. Well on the management contract, it stated owner shall keep mortgages, tax on the property current and provide proof as requested by PM....if PM didn't request since day 1, why should owner provide such document.... I just not sure of the intention....

PM sent a letter requesting owner to provide copy for either a deed of trust or mortgage statement before they can release rent check to owner. PM reasoning is to make sure that owner is paying the mortgage, if not, PM can send check to lender. PM did not request this when I first signed up. Beginning 2nd year, PM suddenly ask for this document. Can fellow members comment?

Hired this property manager in Memphis, TN. I as owner usually get a copy of tenant leasing contract in the past. Now this PM said it's against company policy, I find this totally unreasonable. What's your take? Thanks in advance!
