Rental Agreement terms; What should be included?

We are currently about to sign on new tenants to rent our home and I want to get advice on what additional terms we should add to our lease agreement? I ask this because the couple seems great but verrrrry needy and I want to make sure from the start we set expectations for everyone. 

Would love to get advice on specific terms you have added to your tenant agreements. For example does anyone state that non emergency repairs will be answered within 48 hours? Any advice would be greatly appreciated! Thank you!

If you already know they're 'very needy', I'd rethink it. They are on their best behavior right now, imagine them after they get comfortable.....
