Hi!

I own my own design/build company and am ready to embark on my first flip project but not sure where to look for funding, what options are best, or lender suggestions. Please let me know if anyone has any good contact that you recommend or suggestions!

We are currently about to sign on new tenants to rent our home and I want to get advice on what additional terms we should add to our lease agreement? I ask this because the couple seems great but verrrrry needy and I want to make sure from the start we set expectations for everyone. 

Would love to get advice on specific terms you have added to your tenant agreements. For example does anyone state that non emergency repairs will be answered within 48 hours? Any advice would be greatly appreciated! Thank you!

My husband and I are looking to purchase our first income property! Would love any advice on which markets you can find a single family home for under $300,000 that still cash flows through the rental market or multi family! We live in California but are not afraid to invest out of state.

Hey everyone!

I am working on a project and my client wants to hire an interior designer to pick out the finishes and create a new floor plan for her kitchen. In your experience how much should an interior designer charge? I have been doing research and see that either a designer charges based on an hourly rate or a % of the over all budget. Let me know your thoughts and experience! Thank you in advance!

Hi BP Family!

I would love to get opinions on how much an interior designer should cost for a backyard re design project in Southern California? The scope of work would be to redesign a backyard that is probably .25 acres. Clients want a built in bbq area, patio overhang with tv and lighting, pool, fire pit area and new plantings. They also have requested for project management services to hire and over see all the contractors for the job. 

What have you paid or would you pay for this service? Online numbers vary drastically.

Hi everyone,

I am looking for some advice. I have a client who would like me to manage their air bnb for them. In your experience is it best to charge a % of the monthly income from the air bnb or a flat rate? For other clients I charge 8% because the rental income is fixed.

@Justin Puetz Hi Justin I do project management and interior design and have to get sub contractors all the time for clients as well as for my own investment properties. First I also look up their license number on CSLB (what we use in California) I make sure a sub license is valid and up to date before I even call. Most contractors have this on their websites. Once I am sure they have a valid license I call the company directly. I do have to say just like in a job interview I can tell within the first 30 seconds on the phone if I like a company or not based on the customer service alone. Also if the company follows up with me right away I know that they will be punctual on the job site and attentive to my clients. Also a huge red flag is when a sub contractor takes 3 or more days to follow up with myself or my clients. If right off the bat it’s hard to set up a walk through you can just tell it will be like that the entire job. I always ask how big the contractors crew is, how many jobs they have going at once and to see photos of previews jobs if they have any.

Hi Everyone,

This is my first post on BP! I currently live on the west coast,California to be exact and am actively looking to invest in a long term rental property. Would love any suggestions, advice, personal experiences on where to invest and what cities down the line you may foresee take off in value? I recently went to WA and fell in love with the state, but am running numbers daily in multiple cities and cannot find anything that cash flows and has a good ROI.
