How to bill tenants for electricity and gas?!

Hi everybody! I was wondering who here makes their tenants pay their utilities and how you charge them. Do you put the bills in their name or do you get the bill then put it in with their rent? Thanks

Virtually everyone has tenants pay their own electricity. Most all single family homes have tenants pay their own water and gas as well. Apartments depends on the setup, but most end up including water or doing some kind of pro-rated billing since they don't have individual meters. 

Whether it's in their name or yours depends on where you live. When I was in Ohio, utilities belonged to the property so landlords usually kept them in their own names and just billed the tenants in order to avoid a hefty surprise tax lien for utilities. Down here in Tennessee utilities belong to the person, so you virtually always have them in the tenant's name.
