My rental property has a garage with upstairs apartment that was once used. It has since fallen into disrepair and now that I'm the owner I'm considering rehabbing the garage and apartment for additional income.
Anyone done this before?

What issues did you run into?

How do addresses work with a DADU? It doesn't appear to be a separate mailing address.

Any zoning issues? Would you suggest contacting the city to remain compliant or does zoning apply to DADU's?

In October I had to evict a tenant from a property and since then I've been working with my property manager to get some repairs and maintenance done before a new tenant moves in.

Things like:

  • Repair bathroom floor
  • Install HVAC
  • Carpet replacement
  • Deep cleaning

It's been two months and I'm constantly having to pull information from my manager. Has someone come to look at the HVAC? What's the quote on floor repair? When can we get someone out for carpet replacement?

I'm not asking for an update every day but several days or a week are going by without a word. They've been in business for a long time and have several investors they work with, so I understand they may be busy. However, two months and still no work being done seems excessive.

Has this been any one else's experience? This is my first property manager so I'm not sure what a reasonable expectation is for communication and also getting contractors out to do the work.

Who has purchased a rental property with an existing tenant? The property I’m looking at is a single family with a current renter.

What issues, if any, did you run into?

Any legal considerations other than doing a background check on the tenant and signing a new contract?

Who has purchased a rental property with a tenant already living in the property? Any issues you ran into? My current thoughts are to do the following:

  1. Ask questions of the seller (reason for selling, etc.)
  2. Have a home inspection done
  3. Run a background check on the current tenant 
  4. Consult a real estate lawyer on contracts/evictions/etc

Basically due diligence before committing to anything with the property. Curious of other investors experience in doing this.
