Self Directed IRA Usage

I'm looking for some advice and or ideas in my first deal using a Self Directed IRA. We have a place under contract. The ARV is $40k - $50k more than the purchase price.

Once all repairs and updates are included what are some thoughts on realizing the equity in the property using a self directed IRA?

In what ways can I attain the equity to use for another deal? This is my first deal using a self directed IRA so their are a lot of unknowns.

Any things I should be on the look out for from experienced investors who use this type of financing? Thanks for all of your help.
