Accounting software or expense reporting

I'm new to investing. I own a couple of single dwellings and purchasing my first duplexes. I have not done spreadsheets in the past to get a good handle on my expenses so I was looking for some suggestions on accounting or expense reports to get a good feel on how much I'm paying to renovate etc .

Spreadsheets may be good for now. If you can get all the following and more with Spreadsheet than you are OK. Think long term. 

- How would you compare YTD, previous month, previous year ....?

- How would you know your true equity on each property? 

- Can you get a Cash Flow, Profit & Loss and Balance Sheet by each property?

- Are you ready to give a report for loan approval on your next property?
