This is my first tenant that's leaving. Should I deduct from the deposit minor repairs to the sheetrock from screws, tv mount, and nails? Stains in the stairwell carpet? Other than that, everything is ok, thanks!!

I'm new to investing. I own a couple of single dwellings and purchasing my first duplexes. I have not done spreadsheets in the past to get a good handle on my expenses so I was looking for some suggestions on accounting or expense reports to get a good feel on how much I'm paying to renovate etc .
