I have an apartment complex in Indiana some of my tenants are taking advantage of the fact that I cannot evict them due to them not paying rent (COVID-19) even though they are getting government funding. And didn’t lose their job or hours because of Covid.

Is their away for me to still file for eviction knowing that tenants won’t be able to proof there income was reduced due to Covid?

Our Apartment is actually in Indiana. They are not accepting any Eviction cases. We have alot of tenants that haven't lost their job but they are taking this opportunity not to pay.

All,

I was wondering how other Apartment owners are getting ready for Corona Virus pandemic and good tenants that are losing their jobs. We have several C class apartments and most of our tenants work in the service sectors. As of last week over 70% of our tenants have notified us that they have lost their jobs and will no longer able to pay their rent. Also as you already know eviction is no longer an option.  I'm not sure if on the Property management or asset management side there is any thing about delaying paying building bills, water, electric, mortgage, insurance....

Kindly let me know if any of you aware of any laws or programs that we can apply for to protect the business until this issue get back under control.

@Erik Whiting, I was wondering if you have ever requested the leads to send you a picture of their ID to get the code?

I was thinking to do that Incase if later they get ideas to come back and steal applications....

@Erik Whiting, thanks a lot for the advise, we might have to do the same. I was hoping I can find a lockbox with Camera not sure if you have ever seen one.

We fired one PM and the new PM has the same issue. I send them leads but it take them a week to schedule a showing based on their schedule and by that time tenat has already moved on.

So when you use this method. Do you follow up

With them and send them the lease? What other steps in your opening we need to have ready to make this new system work. I also love the YouTube idea

We have an Apartment with 20 units available to rent. One issue we are running into is that our PM is not on site so we can’t do showing when it’s convenient for tenant leads. Has anyone tried to do showing using lockbox and Camera. So tenat leads can come for showing themselves?

We have a 30 Unit Apartment Complex, at the moment we are in the first year of the stabilization. As you might know one of the first steps of the Stabilization is to evict non paying tenants. As expected we have run into Bed Bug issues. I have several quotes from Pest Control companies in the Area. It is surprising to me that none of them want to do Heat Treatment method which I believe is the best method to treat bed bugs. There chemical treatment quote is any where from $600 to $1,200 per unit and we are talking about 600+ SQF units. I wanted to see if any BP's Apartment owner has experienced this and what you have paid in the past. Please let me know if you have any recommendation for me.  To purchase the equipment from Convectex for my PM it would cost me $3,500 and I can use it over and over again. However I don't want to become a PM and or the maintenance company so I prefer find a 3rd party that I can call to do these type of work. I just need to know some pricing that is typical and method others have used in their apartments that has worked for them. That way I can go back and negotiate my pest control contract. Thanks for the feedback. The main issue I have at the moment is that I don’t have access to my money. Now that I’m replacing the PM. I’m at their Mercy to give me our money. I can check the software any time to see what’s in there but I still don’t have control over the money. For the new manager I want to see if anyone have worked into the agreement they the PM uses the owner account vs creating a new account they only PM had direct access to
