I would love your input regarding a lender rate!

Hi everyone!

I am looking to buy several investment properties out of state and just got preapproved. We have zero debt and our credit score is 806. The lender is offering 4.75% on a 30 year conventional loan with 20% down. Does this sound like a great deal to you given our credit score and zero debt? Should I negotiate and if so how and what should I be asking for that is reasonable? I would really appreciate your input!

This sounds like a pretty good deal to me. Is it for an investment property? I got a rate of 4.875 with 20 percent down but my credit is only around 740
