I need 20,000 more to complete this deal please help!

purchase price 140,000

property needs 25,000 in work 4,000 each unit

owner is willing to finance at 20,000 down and 3 year term 30 year amortization

loan amount is 120,000

its a 6 flat building rent is 800 per unit

4800 net income each unit

2400 mortgage payments, plus interest and taxes

property will cashflow 1,800 after expenses
