annuity to brokerage transfer

Good morning everyone! I have a question in regard to transferring funds from an annuity account into my brokerage account. I am getting started looking at investment properties and I was thinking about transferring the funds from my annuity from an old job over to my brokerage account to add to my down payment funds. my question or concern is, I'm wondering what the tax penalties will be and if there is a way to defer them by having the balance directly transferred from accounts instead of getting a check cut and depositing it? any help would be appreciated thank you.
