Multi/(5+) Rookie seeking Coach/Mentor for $150-$250k 1st Deal

I have grown up around SFRs my whole life. I own a duplex currently myself. It's time for me to delve into the 5+ Multi/Commercial realm. My main goal is cash flow. 

I am looking for someone already in this space that has the time to walk a noobie like me through the process.

Here are the areas that I would like to learn:

  • Find the deals (help me find an ideal agent, bird dog, wholesaler, off-market connections)
  • Analyze (crunch the numbers, make sure that it meets my budget and goals)
  • Inspect (connect with a reliable and spot-on inspector to catch even the littlest of issues before I buy)
  • Purchase (negotiate the best deal price/deal/terms to meet my goals)
  • Finance (create a relationship with a broker/lender that I can count on to work with time and time again)
  • Light rehab/value add (connect with reliable, efficient, cost effective, and trustworthy contractors)
  • Set up solid management (a company that looks out for me and can be trusted to do what it right with my interests in mind)
  • and Cash Flow.

I don't mind paying for services or whatever else we can work out that brings value back to you in return for your education, time, contacts and patience. I hope to be able to replicate the process on my own after our first deal. I am usually a quick learner. (fingers crossed)

I am looking for something small to start. Prefer something in the $150-$250k range with some light rehab or value add opportunities with below market rents. I can do 20-25% down and have an additional small sum for the aforementioned rehab/value. I am in the 650 FICO range, current on all payments and mortgages, and the FICO is increasing monthly. (Had some 2020 covid issues). Less interested in appreciation and more so in cash flow.

States that I like (but am not limited to): Texas, Alabama, Ohio, Indiana, Tennessee.

    I know a great lender that will lend to out-of-state buyers here in Ohio. That can be challenging to find.
