I'm happy to chat now and keep a thread going to answer questions but the mortgage industry is currently experiencing unprecedented restrictions in the wake of the pandemic. As states began placing the stay at home orders, stock prices plummeted, and unemployment skyrocketed, these non government backed loans were the first to be put on pause. They rely on being resold on the secondary market as investment vehicles and that market quickly dried up among the virus panic. However, as states/cities being to "reopen" their economies we are hopeful that many of these will resume. The best information I have tells me that the beginning of June could be a realistic time frame. It's hard to say how pricing will be affected but I would expect lenders to be a bit more conservative at least at first. We're still seeing some pretty insane constraints on the conventional world (government backed) as well. I'm not sure how much you've tracked but over the last few weeks we've seeing Jumbo loans practically disappear, FHA requirements tighten, many banks suspend cash out refinances, etc etc. In any event, I'm hopeful that we are on the path to begin healing the economy sooner than later.
