15 Unit Resort-Zoned Apt. Building in Waikiki (Hawaii)

Hi BP family,

I currently have a friend looking to sell his 15 unit apartment building in Waikiki. It is zoned as "Resort" so short-term vacation rentals are a permitted use. He has previously used these type of properties as youth hostels with 6-8 beds per unit averaging $30+ per bed with 80% occupancy nightly.

All tenants have been vacated so it is ready to be renovated for any investor that is good with the Airbnb/VRBO model. There is an open rooftop that can be renovated for a rooftop bar/ entertainment. Liquor licenses are easily attainable for resort-zoned properties and usually run around $10k. PM me for more details. I would love to help anyone that's interested!
